PCS to San Antonio? A military buyer's guide to JBSA
By Tami Price, Broker Owner · 6 minute read
Orders for a new duty station bring a long list of decisions, and housing sits near the top of it. San Antonio is home to Joint Base San Antonio, one of the country's largest military communities, spanning Lackland, Fort Sam Houston, and Randolph Air Force Base, with Camp Bullis nearby. Here is a practical starting point for buying near your new duty station.
Know your commute before you choose
The far west side of San Antonio, including Alamo Ranch, works well for families assigned to Lackland: 12827 Sand Holly, for example, is roughly 12 miles away, about 20 minutes off-peak via Loop 1604 and TX-151. Downtown is about 16 miles from that same area, 25 to 35 minutes off-peak on Culebra Road. Either way, peak traffic changes the math, so drive the actual route at the time of day you will use it before you commit.
Start with the right team
A Military Relocation Professional understands PCS timelines, orders contingencies, and how to keep a purchase moving when the moving truck arrives. Ask about experience with VA loans and new construction, because both are common in this market, and both have their own calendars.
Get pre-approved before you shop. That is the step that turns a house tour into an offer, and with the San Antonio market moving, being ready to move matters.
Think beyond the gate
Buyers often shop bases first and communities second, but the community is where you actually live. San Antonio offers everything from the established neighborhoods near the bases to master-planned suburbs like Alamo Ranch with their own shopping, dining, and recreation. Schools, spouse employment, and how often you travel should carry as much weight as the morning commute.
Why a veteran agent helps
I did my own time in the Air Force before two decades in San Antonio real estate, and a good part of my work is helping military families make a clean move: navigating VA loans and assumptions, timing a new construction close with report dates, and finding the right pocket of the city for the next few years. If orders bring you here, bring your questions.
